Sold in 2021 – vacant land – Haiku Maui, 96708

It’s a really great year for vacant land sales on the north shore of Maui, with a wide range of lot sizes and amenities. From January 1 to June 10, there were 26 property sales in our MLS,  priced from $200,000 – $2,499,000.  Expect to see more offerings at higher prices due to the high demand. 

  • average sale price was $829,135.  Median sale price was $592,500
  • total dollar volume was $21,557,520
  • 19 sales were priced under $1,000,000 while only 1 was priced over $2,000,000
  • average Days on Market was 251 and median DOM was 125
  • 2 were oceanfront but not beachfront
  • 8 were CPR (residential condo) lots priced from $420,000 – $600,000.  Half of these were in Haiku Town Acres and the rest were further out in Haiku.
  • 1 was a bank owned lot of .9 acres that sold for $335,000 without being listed
  • lot size ranged from 1/3 acre to 32.7 acres with 15 parcels being of 3 acres or less, 6 were over 10 acres in size
  • of note: 50 Kapuaimilia Pl. sold for $815,000 – 2.15 acres with a county water meter
  • least expensive was 88 Pauwela Rd. – a third acre with some building space and some wooded gulch, right across from Haiku Elementary School.  No water meter
  • most expensive was 155 Kai Poi Pl. – 20.5 oceanfront acres with a outstanding views and ocean access.  Private well water

  • average Days on Market is 343 and median DOM is 140
  • none are bank owned or short sales
  • lot size ranges from about .3 acre to about 5.5 acres

There are 11 active vacant land listings for sale in our MLS,  priced from $675,000 – $5,500,000

  • average list price is $2,121,272 and median list price is $1,670,000
  • average Days on Market is 52 and median DOM is 21
  • 3 are oceanfront lots starting at $1,999,000
  • none are bank owned or short sales
  • lot size ranges from 2.1 to about 27 acres, with 5 listings over 10 acres
  • lowest priced is 257 Door of Faith Rd. which just came on the market and will sell quickly
  • most expensive is 27 acres at the end of Honopou Rd, off-grid oceanfront pastures
