What’s for sale now in Makawao, Olinda, and Haliimaile?

DECEMBER 2019 – This area of Upcountry is really red hot lately, with a LOT of great listings, lots of properties under contract, and many recent sales.  It’s one of the most affordable places on Maui to own a home.  Take a look at the inventory and statistics and learn why Makawao is such a great place to buy a home.

Some listings might be in Pukalani in reality, but they’re listed as Makawao in our MLS, so that’s where they’ll stay for this report.

RESIDENTIAL FOR SALE:

  • 26 residential ACTIVE listings priced from $349,000 – $2,700,000
  • average asking price is $1,201,258 and median asking price is $899,500
  • least expensive is 40 Kumano St. #B – closer to  Pukalani, a cute little 2 Bed CPR cottage
  • most expensive is 2210 Olinda Rd. which is a 39 acre Olinda estate with 2 homes
  • 15 are priced under $1,000,000 and 4 are priced over $2,000,000
  • none are REO or short sale
  • 3 are CPR, Condominium Property Regime homes
  • Days on Market ranges from 7 – 301 days, with an average of 94 and median of 70

RESIDENTIAL PENDING SALE:

  • 12 residential PENDING listings priced from $369,000 – $1,300,000
  • average pending price is $784,166 and median asking price is $657,500
  • least expensive is 40 Kumano St. #A, closer to Pukalani, a cute little 2 Bed CPR cottage
  • most expensive is 170 Mahiai Pl. which is a 2 acre Olinda estate with 2 homes
  • 8 are priced under $700,000 and 4 are priced over $1,000,000
  • none are REO or short sale
  • 2 are CPR, Condominium Property Regime homes
  • Days on Market ranges from 13 – 349 days, with an average of 87 and median of 70

RESIDENTIAL SOLD SINCE JUNE 1, 2019:

  • 44 residential sales priced from $305,000 – $2,400,000
  • average sale price was $776,801 and median sale price was $725,000
  • least expensive was 911 Olioli St. –  a tear-down house built in 1939 in Haliimaile
  • most expensive was 193 Ohaoha Pl. – a luxury house and cottage on 2.4 acres in the Moanaolu Plantation subdivision on Baldwin Ave.
  • 20 were priced under $700,000 and only 4 were priced over $1,000,000
  • 31 listings were house only, 12 properties had a detached cottage, and 1 had an attached ohana
  • Days on Market ranged from 32 – 1,389 days, with an average of 154 and a median of 91 days
  • 1 home was REO and 1 was a short sale
  • 1 was a CPR home, at 736 Ponoi Place which sold for $342,000
