Sold in 2021 – residential homes – Haiku Maui

Homes for sale in Haiku don’t last long in this market, and the prices continue to climb.  The inventory is at a very low level, which only helps to make the prices go up.  From January 1 to May 14, there were 32 home sales in our MLS,  priced from $650,000 – $2,375,000.

  • average sale price was $1,210,000.  Median sale price was $1,065,000.
  • 14 sales were priced under $1,000,000 while only 1 was priced over $2,000,000
  • average Days on Market was 104.  Median DOM was 90.
  • 24 listings were single homes, 8 were a house and a detached cottage.
  • none were oceanfront or beachfront.
  • 8 were CPR (residential condo) homes priced from $678,000 – $1,900,000.
  • 1 was a bank owned home – a luxury home on 2 acres sold for $1,470,000.
  • lot size ranged from 6,000 square feet to 7.9 acres
  • least expensive was 15 Koi Koi Pl. – a 2Bed/1Bath home of 600 square feet.
  • most expensive was 315 Pauwela Rd. – 3.8 acres with a large house with 3 car garage, a cottage and a big pool.  Very private.

What’s pending sale now in Haiku Maui?

There are 25 homes under contract in our MLS,  priced from $679,500 – $7,000,000.

  • average list price is $3,324,000.  Median list price is $3,250,000.
  • average Days on Market is 144.  Median DOM is 86.
  • 2 are CPR (residential condo) homes.
  • none are bank owned or short sales.
  • 13 listings are single homes, 10 are house and detached cottage, and 2 are homes with ohana.
  • lot size ranges from about .15 acre to about 39 acres.
  • lowest priced is a 3Bed/1.5Bath 1974 home on a 6,774 square foot lot – the smallest lot.
  • most expensive is a large 5Bed/6Bath home and detached barn on 39 acres.  It’s completely set up for off-grid living, with its own power and water supply.

  • only 1 is a CPR (residential condo) cottage on 1 acre, priced at $850,000.
  • none are bank owned or short sales.
  • 11 listings are a single home, while 9 are a house and detached cottage, and 1 home has an ohana.
  • lot size ranges from about 7,549 square feet to 73 acres, with 4 listings over 10 acres.
  • lowest priced is a 2Bed/1Bath home on the smallest lot, right in town.  Built in 1985.
  • most expensive is a huge 5Bed/4.5Bath home on the largest lot, an oceanfront 73 acre parcel.
