What’s the oceanfront vacant land market like right now in Haiku Maui?

  • 6 active listings priced from $1,200,000 to $2,995,000
  • Days on Market ranges from 123 to 375 days
  • lot sizes range from 4 acres in Peahi Farms up to 20 acres on Kai Poi Place
  • 4 parcels are on Kai Poi Place which is adjacent to the famous Jaws surf break

Along the north shore of Maui, going east past Ho’okipa Beach Park, the shoreline rises up into vertical bluffs towering above the Pacific Ocean.  Any beaches along here will be rocky and dangerous to access at times due to high surf.  The famous Jaws surf break in Peahi comes alive in the winter months, bringing huge waves crashing down against the sea cliffs.  Locations to access the ocean are intermittent and not so easy to find, but some of these listings boast an easy way down.

All of the properties ocean-side of Hana Highway are in the Special Management Area when it comes to developments. This means Maui County will require a closer look at any building permit applications, to ensure that no over-development happens.  County utility services are limited, so water and power may not be available to all of these oceanfront locations.

Peahi Farms has more oceanfront lots for sale than just this one in the MLS, and there’s a developer incentive for the next two buyers. Ask about the details if you’re interested. Building restrictions will apply in this upscale development, along with monthly maintenance fees and water charges.  The infrastructure here includes paved roads with underground utilities, and shared private water system.

Kai Poi Place is offering independent lots with no home owners association, and no CC&R’s, so you can build any kind of home you want.  These oceanfront lots have their own private well water systems.

The most recent comparable sale was:

  • 990 N. Honokala Rd. 
  • sold in March of 2018 for $1,500,000
  • 27 oceanfront acres
  • mostly pasture land for grazing

This location is more rugged, with no paved roads, no county water, and no Maui Electric service, making it truly off-grid.  The lot has some nice contours and incredible views.
