How’s the oceanfront home market on Maui doing?

In the past 6 months, May through October 2023, there have been 8 closed sales of oceanfront residential properties on the island of Maui, ranging in price from $725,000 – $10,000,000.  Let’s take a look at more details on each of these prime properties, ranked by sale price.  The 2 most expensive homes were beachfront.  What’s interesting is that none of these are in West Maui or Wailea, which typically bring the highest priced sales on the island.

37760 Pi’ilani Highway, Kaupo – $725,000 – 61 Days on Market – 6.9 acres with a 400 sf off-grid structure.

194 Lower Waiehu Beach Road, Wailuku – $790,650 – 35 DOM – bank owned house and detached cottage in rough shape, with .26 acres of land.  It was listed for $699,900 and generated a lot of activity.

35 Kapohue Rd, Hana – $3,300,000 – 33 DOM – a single level 3Bed/3.5Bath home built in 1984 on 1.1 oceanfront acres.

490 + 497 Lilihua Place, Wailuku – $3,500,000 – 315 DOM – custom 3Bed/3.5Bath home plus detached 1Bed/1Bath cottage on 4.55 flat acres.  Original price was $5,500,000.  (Pictured above)

1816 Halama Street, Kihei – $3,900,000 – 39 DOM – remodeled single level 2Bed/2Bath home and detached garage on .32 acres.

580 N. Holokai Place, Haiku – $4,075,000 – 144 DOM – large 3Bed/3Bath home, detached 928 sf cottage, and swimming pool on 7 acres perched above the ocean.  Original listing price was $4,500,000.

11505 Honoapiilani Highway, Olowalu – $7,500,000 – 223 DOM – single level 4Bed/4.5Bath contemporary home with oceanfront pool and water features, on .54 acres of land.  Artistic details and fully furnished.

1498 Halama Street, Kihei – $10,000,000 – 350 DOM – luxurious 2-story 4Bed/4.5Bath of 5,036 sf with heated pool and hot tub on .41 acres.  Original listing price was $16,500,000.

 

What’s for sale now in the oceanfront Maui market?

There’s still some great homes for sale on the island.  Here’s a summary, or click the link for all the detailed oceanfront listings, including those on Moloka’i and Lana’i.

  • 23 active and pending (1) listings priced from $989,000 – $36,000,000
  • 4 are on Moloka’i and Lana’i and priced from $989,000 – $20,000,000
  • median price is $6,950,000
  • 10 are beachfront, 13 are oceanfront
  • land size ranges from about 1/4 acre to 20 acres, with the majority being under 1 acre
  • none are bank owned
  • 1 is a residential condo or CPR, priced at $16,750,000 in Makena
  • DOM ranges from 7 days to 439 days
